For over 20 years, the Indian River Shores’ town’s zoning map has had lot 8 shown as residential. No “oops, sorry, my bad” here to the property owners who have invested assuming this was fact, just this:

Redevelopment of Spectrum Property. In response to recent concerns expressed by residents about the commercial rezoning of the lot at the corner of A1A and Beachcomber Lane, please note that all required action has been completed. Additionally, Lot 8 on Sunrise Terrace, as part of the same property, was color-corrected on the zoning map to show that it had been zoned for commercial use since the late 1960s. It was not recently rezoned.
The current status of the project is that the Planning, Zoning & Variance Board received public input on February 9 to determine the allowable retail use of 3,000 square feet, which was approved for the 9,431 square foot building that will be constructed on the three commercial lots. This is the list of enumerated business activities that the Board considered to be permissible in the retail portion of the new building:
Apparel, accessories and footwear; Jewelry, glassware, china/silver, stationary, paper products & wedding registry items; bookstore, art and handcrafted items; day spa and personal services, by appointment only; housewares and home furnishings; florist; and custom audio/visual.
The Town Council will consider approval of these uses at the February 26th regular meeting.
